If only I had known you earlier…

That is what our client told us after he met us for the first time. He had reached out to us to learn more about a new launch. We advised him not to rush into buying immediately. He could but did not and here is the reason why: At Cindy Tay Associates, we don’t believe in buying just because of the hype.

You need to first create a system to grow your wealth.

You will not be able to make informed decisions if you plunge in without a system. We believe that asset progression, be it owning a first property or acquiring the second to grow your wealth, is an important journey. That’s why we will walk this journey with you and map out a comprehensive plan for you.

So what did we do instead?

During the first meeting, we sat down with our client to understand his needs and wants. We did not advise the client to make any decisions to buy a property. Rather, the session was simply for the client to share information about himself and what he is looking for to enable us to better plan his asset progression.

After that, we developed an asset progression proposal which entails detail financial calculations, investment roadmap, timeline and information on investment worthy properties. Soon after, we got a call from our client for a second meeting. This agenda was to run through the plans that we developed together with him. Our financial analysis is holistic and comprises 3 main stages:

(1) a 3-year plan

(2) a 5 to 10-year plan

(3) a retirement plan

And no, we did not dive in to the purchase of any property at this stage. These steps are important and one should take his time to decide.

The third meeting was set up after the client had digested the plan. At the meeting, we narrowed down the property of choice. We provided data of the properties that he was interested in and compared the:

(1) transacted prices of surrounding properties

(2) asking price exceeded market rate

(3) rental prices of surrounding properties

All these are important factors, which we will explain in further detail with you.

From the fourth meeting onwards, we visit show flats/resale units. This is another important action to take, to show our client what is available in the market today. We provide our experience to share the values that one should look out for when selecting a property.

There are many factors to consider such as its unique selling point, potential rental yield, facing, direction, land size, number of units and the list goes on.

When you have decided on a property, we will then bring in our banker and legal team to assist us in the process of acquiring the property. You can also bring in your own banker or lawyer to assist you.

Remember, there is a property for everyone. We are with you every step of the journey. No journey is too long for us.
